1. Definitions

"Selasih" — the residence advisory business operating from Jalan Damansara, 46350 Petaling Jaya, Selangor, Malaysia.

"Client" / "You" — any individual or household that engages Selasih for advisory services.

"Service" — any of the three advisory services described on our Solutions page: Petaling Jaya Residence Search, Family Relocation & Tenancy Coordination, or Signature Garden Residence Programme.

"Agreement" — these Terms and Conditions together with any written service engagement letter or confirmation.

2. Acceptance of Terms

By engaging Selasih — whether by submitting an enquiry form, signing a service letter, or making a payment — you confirm that you have read and accepted these Terms and Conditions. Our services are available to individuals aged 18 and above who have the legal capacity to enter into agreements under Malaysian law.

3. Service Description

Selasih provides tenant-side residence advisory services in Petaling Jaya and the wider Selangor area. Services include property research, pre-visits, shortlist preparation, viewing coordination, lease review, tenancy handover coordination, and (at the Signature tier) concierge support.

We do not act as property agents for landlords, do not hold deposits, and do not conclude tenancy agreements on your behalf. Our role is advisory: we guide, coordinate, and support. The tenancy agreement is between you and the landlord.

4. User Responsibilities

• Provide accurate and complete information about your requirements and situation
• Attend scheduled viewings or provide reasonable notice of cancellation
• Review documents we send you in a timely manner
• Not engage other advisory parties for the same property search without notifying us
• Treat our advisors and any property owners we introduce you to with courtesy

5. Fees and Payment

Service fees are as stated on our Solutions page and in your service engagement letter:

• Petaling Jaya Residence Search: RM 2,430
• Family Relocation & Tenancy Coordination: RM 6,500
• Signature Garden Residence Programme: RM 10,150

Fees are payable in Malaysian Ringgit (RM) by bank transfer. A 50% deposit is required to commence the service; the balance is due upon completion of the tenancy coordination or, for Signature clients, at the point of lease signing.

The deposit is non-refundable if you withdraw from the engagement after work has commenced. If Selasih is unable to present a viable shortlist within a reasonable timeframe, a proportionate refund will be discussed.

6. Intellectual Property

All property notes, shortlists, building dossiers, and written materials prepared by Selasih are for your personal use only. They may not be shared commercially or used to facilitate introductions to landlords outside our engagement.

7. Disclaimers

Our advisory service is based on good-faith observation and our knowledge of the Petaling Jaya market. We cannot warrant the ongoing condition of any property, the conduct of any landlord, or the outcome of any tenancy. Our pre-visit notes represent our honest impression at the time of visit and should not be relied upon as a structural survey or legal assessment.

Lease review is provided as advisory input; it does not constitute legal advice. Clients with complex tenancy situations are encouraged to obtain independent legal counsel.

8. Limitation of Liability

Our liability to you in connection with any service is limited to the fee paid for that service. We are not liable for indirect, consequential, or incidental losses arising from your tenancy or from any landlord's conduct. Nothing in these Terms limits liability for fraud or personal injury caused by our negligence.

9. Termination

Either party may end the engagement by written notice. If you terminate after work has commenced, the deposit is retained as described in Section 5. If Selasih terminates the engagement (other than for your breach), fees proportionate to work completed will be charged and the remainder refunded.

10. Dispute Resolution

These Terms are governed by Malaysian law. In the event of a dispute, we will first attempt to resolve matters through direct discussion. If unresolved, disputes will be referred to the jurisdiction of the courts of Selangor, Malaysia.

11. General

If any clause of these Terms is found unenforceable, the remaining clauses continue in full force. These Terms constitute the full agreement between Selasih and the Client in respect of the services. No waiver of any term is effective unless provided in writing.

12. Changes to Terms

We may revise these Terms from time to time. The version in effect at the time of your engagement applies to that engagement. Updated Terms will be published on our website with a revised effective date.
